The problem

Empty rooms photograph badly

Buyers scrolling listings can't judge scale or purpose in an empty room. Furniture answers the question before they have to ask it.

Physical staging is slow and costly

A stager needs a walkthrough, a quote, inventory and a delivery window, and the fee often lands before the listing has earned anything.

Vacant, dated or cluttered listings stall

Your seller is not going to declutter and repaint. Photos can still show buyers what the home can be.

How you would use it

✓

Stage vacant listings

Furnish empty living rooms, bedrooms, dining rooms and offices so each photo shows a purpose.

✓

Declutter occupied listings

Clean up counters, floors and surfaces in photos when the seller is still living there.

✓

Twilight exteriors

Turn a flat daytime front photo into a warm dusk shot for the lead image.

✓

Win the listing

Show a seller a staged version of their own room in a listing presentation. It is a strong closing tool.

A simple workflow

  1. Shoot the listing as you normally do, or use your photographer's files.
  2. Upload the photos you want staged and choose a room type for each.
  3. Pick one style for the whole listing so it looks consistent, then start the batch.
  4. Download the images, add the disclosure line from the Playbook and upload to the MLS.

Good to know

Before you start

Do I have to disclose that the photos are virtually staged?
Yes, in almost every case. Most MLSs and many state real estate commissions require virtually staged or altered photos to be labeled, and it is also simply good practice. Label them clearly, show the original photo where you can, and check your local MLS rules. The Playbook includes disclosure wording you can adapt.
Will buyers feel misled?
Not if you are open about it. The photo shows what the room can look like. Pair each staged image with an unstaged original in the gallery and say so in the description.
