How to choose a staging style for your likely buyer
Match the style to the buyer and price band, not your own taste.
The goal of staging is not to decorate the way you would decorate. It is to appeal to the widest group of likely buyers for this property. Choose the style by asking who will buy it.
Step 1. Identify the likely buyer
- First-time buyers: condos, starter homes, smaller footprints.
- Move-up families: four bedrooms, larger lots, good school zones.
- Downsizers: single-level living, low maintenance.
- Luxury buyers: high price, view, new construction.
- Investors and second-home buyers: lake, coast and resort markets.
Step 2. Match the style
- Modern Neutral for most listings, especially when you are unsure.
- Scandinavian Light for small, condo and urban listings.
- Modern Farmhouse for family homes and suburban listings.
- Coastal Fresh for water, resort and vacation markets.
- Luxury Contemporary for upscale, new-construction and high-rise listings.
- Mid-Century Warm for homes with character: ranch, mid-century, loft.
Step 3. Match the architecture
A style should feel natural in the house. A rustic farmhouse look in a glass-and-steel condo looks off. A sleek modern look in a craftsman bungalow feels wrong. When in doubt, pick the more neutral option.
Step 4. Stay consistent
Use one style across the entire listing. Mixed styles make rooms feel disjointed, and the gallery looks like a catalog rather than a home.
Step 5. Keep it depersonalized
Buyers want to imagine their own things. Skip strong colors, loud patterns and personal items.
Quick reference
- Under-$300k starter homes: Modern Neutral or Scandinavian Light.
- $300k to $700k family homes: Modern Neutral or Modern Farmhouse.
- $700k and above: Luxury Contemporary or Modern Neutral.
- Waterfront and vacation: Coastal Fresh.
- Character homes: Mid-Century Warm.
These are starting points, not rules. Local taste matters more than any chart. Look at what sells in your neighborhood.
