1. The Listing Launch system in one page
The whole process, from listing appointment to first open house, with a timeline.
A listing launch is the first 10 days a property is on the market. Buyers and other agents see it most in this window, so the photos, price and copy need to be ready before it goes live, not after. This playbook gives you a repeatable process for it.
The timeline
- Day -7: Listing appointment. Walk the home, agree on price and prep list. Send the declutter checklist.
- Day -5: Prep. Seller clears, cleans and repairs. You order photos and a twilight shoot if needed.
- Day -3: Photo shoot. Follow the shot list in Chapter 2.
- Day -2: Staging and edits. Upload the photos to the studio. Stage, declutter and twilight the ones that need it. Check every image.
- Day -1: Copy and compliance. Write the description (Chapter 5), add disclosure (Chapter 4), prepare the social posts (Chapter 6).
- Day 0: Go live. Publish, email your sphere, post to social, schedule the first open house.
- Day 1 to 10: Follow up. Track views and saves. Adjust photos and price if traffic is low.
The principle behind it
Buyers decide in seconds whether to click. What they see is the lead photo, the next few photos, and the price. Your job in the launch window is to make those three things as strong as possible.
What to measure
- Views and saves in the first 72 hours.
- Showing requests in the first week.
- Which photo people open first.
- The comparison to similar listings in your area.
If a listing gets views but no showings, look at price and the description. If it gets neither, look at the lead photo and the thumbnail set.
